Bylaws proposal documents
"Proposed New Bylaws of the WVHOA November"
is the new document for membership review representing all the changes and
feedback we have received.
"Highlighted Changes Since October"
highlights all of the changes made to the document since the October version. This is
provided for your reference and ease of use in reviewing the new draft and in identifying
the changes.
Note: As published in the November newsletter, the Board plans to continue to take
comments and opinions on the new proposal until November 30th, at which time the final
proposal will be published in the December newsletter. The proposal will be offered
for membership vote at the January Annual Meeting.

Bylaws proposal available
The HOA board has approved the working group draft bylaws for presentation to
the homeowners for a vote. The working group has prepared two documents:
These documents will be discussed in the two public meetings: Thursday, September 16th and
Saturday the 18th (7pm and 10am, respectively). Both meetings will be held at the clubhouse.

Meeting of the Membership
The WVHOA held the annual May membership meeting on Tuesday, May
18th at the clubhouse. Outside of the board, 15 members were in
attendance. Topics discussed include:
- Frequently Asked Questions (FAQs) about Wood Valley
- Macon Rd sign project update
- Financial update
- McClain lawsuit(s) update
- Bylaws / Articles of Incorporation

Position available!
The Corresponding Secretary position on the WVHOA board has become available. If you are
interested, please contact a board member for a description of the duties and other details (see Contact Us link at the left).
HOA Annual Meeting
The annual membership meeting and elections set a new record for attendance at the January 20th meeting.
The clubhouse was packed to capacity and the total number casting ballots (in person or proxy) was
over 250. Final (certified) results of the elections will be available on/before January 25th,
but preliminary results of the elections were annouced during the meeting:

Additionally, the membership charged the new board with a project to address the problems
in the HOA by-laws. These problems include responsibilities that are mis-matched with our
covenants, confusing membership rules, unclear voting rules and a fiscal year that is
mismatched with the board membership term. Several members volunteered to participate
in this project.
Great news on the WV signs! After a dicussion about the finances that are reserved for
constructing a sign at the Macon Rd entrance, a member volunteered to lead the charge
on this effort. More details will be released as they become available.

HOA Annual Meeting and Election set for Tuesday, January 20th @ 7pm
We have a full slate of candidates for the HOA board this year, including multiple candidates
for some positions. If you cannot attend the meeting, please fill out the proxy form included
in this month's newsletter to help ensure that Wood Valley continues to run the way you want!
2004 Dues set at $39
The HOA board will continue dues at the same level again this year! A dues payment envelope
is included in this month's newsletter. If you have misplaced the newsletter, you can find
the HOA mailing address here.
Covenant Referendum Suspended
Voting on the covenant referendum has been suspended due to a lawsuit filed by
Dennis and Linda McLain against the Wood Valley Homeowners' Association. We are
doing our best to resolve this quickly and we will furnish more information as
soon as we can.
Covenant Referendum Newsletter
A "Special Edition Newsletter"
has been published to provide an update on Covenant Referendum. We are encouraged by the
support from the community and concerned with the mis-information that is being circulated!
Volunteers will be at the clubhouse on Saturday to accept signatures
supporting the initiative.
Register your 'no' vote
In response to requests for an easier way to provide feedback to the Board regarding
the covenants referendum, this form
has been provided.
Covenenant Meetings complete
The covenant referendum has generated great interest within the community.
Well over half of the neighborhood attended one or more of the meetings. For those
of you who were unable to attend a meeting, your covenant packages will be mailed
to you in the next few days.

for your convenience.
1st Covenenant Meeting very popular!
The first covenant meeting (Sep 30th) was a big success! The clubhouse was packed to
capacity. Vern Wenger and Wayne Johnson put together a GREAT presentation that
makes this very complex topic easy to understand. The discussions were lively and the
attendees seemed quite pleased with the results of the Covenenant Preparation Committee.
Covenant Referendum Meetings
Regarding the informational meetings for the covenant referendum on September 30th
and October 6th and 8th, please note the following:
- If you have not been able to return your RSVP card, you are still welcome
at the meetings. We'll make room for everyone, so please join us! (However, if
you can still return your card for the October meetings, please do so.)
- You may wish to come to the clubhouse early (between 6:40 and 7) to receive your
voting packet prior to the meeting. That will save time and crowding afterward.
We'll begin the meetings promptly at 7 in order to stay on schedule and get you
home at a reasonable hour.
- There will be a speaker sign-up pad at the registration table. If you wish to be
heard with a question or comment, you may sign up to speak prior to the meeting.
We will begin the discussion with those on the list, then recognize members from
the floor so that all who wish to speak will have the opportunity.

Meeting announcements
You should have recently received, via US Mail, an information packet
describing the Wood Valley Homeowners' Association's project designed
to unify our neighborhood under one set of land use covenants and empower
the Association to administer them.
Please review this information carefully, and plan to attend one of the
three informational meetings. An RSVP card is enclosed with your packet -
please mail that in with your selected meeting date as soon as you can to
facilitate planning for those meetings.
